A scam is a fraudulent business scheme; most usually requiring an up front or advance payment, a deliberate swindle.
Your FHA/HUD Refund is a 100% legitimate refund, it is for real and is most definitely not a scam. The refund process will put money back into your pocket, not take it out.
Please review carefully and absorb the information provided for you within this web site regarding your FHA/HUD Mortgage Insurance Premium Refund. The information presented here is to give you a better understanding as to why you are already qualified and entitled to get your money back.
The reason you are entitled to an FHA/HUD Mortgage Insurance Premium (MIP) refund is so simple and logical and it makes perfect sense.
These are 100% legitimate and guaranteed FHA/HUD refunds to homeowners who own or previously owned a property with an FHA mortgage which was later refinanced or sold. As a result of that refinance or sale, the mortgage insurance for the old mortgage was no longer needed and was cancelled. Consequently, you are entitled to be paid back the pre-paid but unused portion of that mortgage insurance premium.
An unexpected bonus! Colorado Lupine MeadowHere is the reason you are entitled to an FHA/HUD Mortgage Insurance Premium (MIP) Refund:
When you purchased your property, you had an FHA mortgage. In order to protect the government in case of default on the loan, at the time of closing you were required to pay a substantial up front premium in the closing costs for mortgage insurance (MIP) for the entire term of your loan i.e. 15 or 30 years. You paid up front approximately 1.50% of the purchase price for the mortgage insurance and then approximately .05% for mortgage insurance each month in your mortgage payment. Your HUD Closing Settlement
will confirm your up front payment of the FHA Mortgage Insurance Premium (MIP).
When you later refinanced or sold the property, the previous mortgage was paid off by the refinance or new owner and the mortgage insurance was no longer needed and was therefore canceled. As a result, you are entitled to a refund of the pre-paid but unused portion of the FHA/HUD Mortgage Insurance Premium (MIP). It's the same scenario as when a pre-paid homeowners insurance policy or a pre-paid automobile insurance policy is canceled before the end of the term--a refund for the unused portion of the premium is paid back to you. It's that simple and you will see that it makes perfect sense and that this rule applies to your mortgage insurance policy as well.
You may ask since you are entitled to a refund, why is it not automatically sent to you?
Keeping addresses current for millions of homeowners would be an almost impossible task as FHA/HUD simply is not staffed for it. Thus, the refund check is not automatically sent to you. A claim for the refund must be filed.
For a two-year period after your refund becomes available to you (the Redemption Date), notices are sent by FHA/HUD to the address on record and very often, unfortunately, never reach the homeowner. You may have moved and did not receive, or you may simply have overlooked the letter or just opted to ignore it. After a two-year period, if the funds are not claimed by the homeowner, the refund is deposited into a government unclaimed refund trust account (which does not earn interest for the homeowner), and the refund information including the homeowner's name, address and refund amount is published in the public domain.
Because of very little government publicity regarding FHA/HUD MIP refunds, most homeowners who are due Mortgage Insurance Premium (MIP) refunds remain unaware of that fact and their money remains unclaimed. In many cases, the refund remains unpaid simply due to a lack of understanding by homeowner that this is a 100% legitimate refund and that a refund can indeed be received, if claimed. It is often viewed as a possible scam or that "it is too good to be true". FHA/HUD MIP refunds are most definitely not a scam. Making you aware of your MIP refund rights is the purpose of this website. Good things do still happen, so your notice of your refund eligibility is indeed positively true and should be taken seriously. Do not disregard this important notice and don't toss your cash in the trash.
Did you become aware of your FHA/HUD Mortgage Insurance Premium (MIP) Refund Entitlement via a notice from FHA/HUD? Probably not - they would prefer that you remain unaware. You have more than likely been contacted by an independent refund processor (or third party tracer). Would you have known about your refund otherwise?

IMPORTANT: For twenty-one years, from September 1, 1983 to December 8, 2004, homeowners were entitled to receive FHA/HUD Mortgage Insurance Premium Refund checks when their mortgage was paid off early and the mortgage insurance canceled, resulting in a refund due back to homeowner via refund check for the unused portion of the premium.
The homeowers' right to receive a Mortgage Insurance Premium REFUND CHECK was drastically changed by President Bush, via Mortgagee Letter 2005-03 -
"Elimination of Refunds of Upfront Mortgage Insurance Premiums". Homeowners with up front and pre-paid Mortgage insurance premiums on Mortgages endorsed on or after December 8, 2004 will not be eligible for refund checks. Refund amounts as a result of any canceled FHA mortgage insurance will only be appied as credits to new mortgage insurance for a new FHA mortgage or refinance. FHA/HUD Refund CHECKS will NOT be issued for mortgages endorsed after December 8, 2004.
Because your mortgage was in place prior to December 8, 2004, you can still get your REFUND CHECK, and because changes can me made at any time, you are urged to take action to recover your refund NOW.

There are currently hundreds of thousands of unclaimed FHA/HUD Mortgage Insurance Premium (MIP) refunds totaling millions and millions of dollars that may not ever be claimed by the rightful recipients because homeowners simply don't know about them. Their refunds will remain in the government's refund trust account unclaimed and will ultimately be lost to the homeowners.
In March of 1986, the General Services Administration (GSA), ordered FHA/HUD to disburse to homeowners the monies that were accumulating in this account (monies rightfully belong to homeowners). To assist with the expediency of the distribution of these unclaimed refunds, a method was devised by FHA which allows independent refund processors (like REFUND RECOVER SERVICE for example), or third party tracers, to locate, contact, inform and assist homeowners with the recovery of their refunds. Through the efforts of independent processors, many more homeowners have received and will continue to receive their refunds. Our services are vital to homeowners in order to make them aware of their refunds and increase the numbers of refund disbursements to homeowners.
Your name will remain on the published list of rightful recipients until your refund is claimed. Therefore, you will most likely continue to receive notices of your refund entitlement from various refund processors, individuals or companies until you take action to get your money back at which time your name will then be removed from the list of homeowners who are entitled to refunds.
Consequently, if you receive a notice informing you that you have an FHA/HUD Mortgage Insurance Premium (MIP) refund available, rest assured that this refund is 100% legitimate and that you can and will receive your refund check. FHA/HUD refunds are not a scam. Again, the refund is not automatically sent to you - a claim for your refund must be filed.
Our business, as an independent FHA/HUD refund processor, is to locate, contact and inform homeowners who are entitled to MIP refunds (and you are one of them) and to assist you with the recovery of your refund, if you wish.
Word of caution: Beware of offers from processors to help you recover your refund who require an up front fee (paid in advance) for their refund recovery services. Advance payment is most definitely not necessary.
If you wish to take advantage of our incomparable services, which will assure your receipt of your refund check, just give us a call, or send an email or fax. You will immediately be contacted and provided with information and instructions which will enable you to personally verify your FHA/HUD refund entitlement and eliminate any doubts as to the reality of your refund.
Our no-risk to you policy - Our services are provided to you FREE of charge until your refund check has been approved, issued and received by you. If for some reason the goal is not achieved, our efforts will have cost you absolutely nothing.
Take a chance and let us prove what we can do for you. You have nothing to lose but a lot to gain. You'll have dollars in your bank account that you don't now have.
You WILL receive your FHA/HUD Mortgage Insurance Premium (MIP) refund check!
